The market hasn’t been too harsh in Brooklyn. This can be attributed to a more bang for your buck mentality when compared to Manhattan. Low taxes and the strength of communities are other factors. The higher rental incomes also make real estate in Brooklyn attractive investment options for those who can qualify to buy.

Conducting appraisals in Kings County is probably the most difficult out of all the boroughs and Long Island. This is because neighborhoods change over the course of only a few blocks; this makes it very difficult to make sure that whichever comparable sale you’re using is from a similar neighborhood sharing similar socio-economic factors. Brooklyn is even more difficult than Manhattan in this way because in the city if you’re appraising a condo or a co-op, there are usually plenty of sales within the same project! This is truly comparing apples with apples. In Brooklyn this is hardly the case especially when dealing with single and multi family residential units.

The most important factors when choosing comparable sales in Brooklyn are location, size and condition. Brooklyn is tricky because it is usually unclear how many stories a home has above ground and how many below. Condition details aren’t readily available either. This is due to the lack of MLS function in Brooklyn. Brooklyn Appraiser have to rely on minimum data from sites such as streeteasy, propertyshark and trulia. Many times extraordinary assumptions have to be made regarding interior setup and condition.
